Job Summary
We are seeking an experienced Maintenance Manager with strong practical and technical experience in building maintenance and construction project support.
The successful candidate will be responsible for overseeing maintenance, technical, and site-support activities throughout the project lifecycle, from project commencement until final handover. The role requires strong site presence and hands-on supervision to ensure that all building systems, facilities, and maintenance-related works are properly completed, tested, functional, clean, and ready for client handover.
The Maintenance Manager will work closely with the Project Manager, site teams, technicians, subcontractors, and service providers to identify defects, follow up on outstanding works, coordinate maintenance activities, and ensure timely completion of all required corrective actions.
The role also includes supervising snagging and de-snagging, post-construction maintenance, general cleaning, deep cleaning, and final post-construction cleaning, ensuring that the entire project is fully operational, presentable, and ready for final inspection and handover.
The ideal candidate should have strong hands-on experience across multiple technical disciplines, including electrical, plumbing, HVAC, elevators, swimming pools, fountains, irrigation, landscaping, general maintenance, cleaning, deep cleaning, and post-construction works.
An Engineering degree is not required. Strong technical knowledge, practical maintenance experience, site supervision capability, and hands-on construction project experience are highly valued.
Key Responsibilities
- Project & Site Maintenance Supervision
- Oversee maintenance and technical activities at the project site from commencement through final handover.
- Maintain a strong daily presence on site and closely monitor the condition and readiness of the project.
- Coordinate with the Project Manager, site teams, technicians, subcontractors, and service providers.
- Conduct regular site inspections to identify defects, incomplete works, maintenance requirements, and areas requiring corrective action.
- Ensure all maintenance-related works are properly completed within the required timeframe.
- Ensure building systems, equipment, and facilities are functional and ready for inspection and handover.
- Electrical Maintenance
- Supervise general electrical maintenance and repair works.
- Monitor lighting systems, electrical panels, breakers, switches, sockets, and related equipment.
- Identify electrical faults and coordinate specialized repairs when required.
- Ensure electrical systems are operational and ready before project handover.
- Plumbing & Water Systems
- Supervise plumbing maintenance, including water supply and drainage systems.
- Follow up on leakage, blockage, water pressure, pumps, and other water-related issues.
- Ensure proper operation of plumbing and water systems before handover.
- HVAC & Air Conditioning
- Supervise preventive and corrective maintenance of air-conditioning systems.
- Monitor HVAC performance and ensure proper operation.
- Coordinate with specialized HVAC contractors when required.
- Follow up on outstanding HVAC issues until final rectification.
- Elevators
- Coordinate preventive maintenance, inspections, testing, and required repairs for elevators.
- Follow up with approved elevator contractors.
- Ensure identified defects and corrective actions are completed before handover.
- Swimming Pools & Fountains
- Supervise maintenance and operation of swimming pools and fountains.
- Monitor pumps, filters, water circulation systems, and related equipment.
- Ensure systems are properly cleaned, tested, serviced, and fully operational.
- Landscaping & Irrigation
- Supervise landscaping, gardening, and irrigation activities.
- Ensure irrigation systems, pumps, and related equipment are functioning properly.
- Monitor the condition and presentation of outdoor areas before final project handover.
- Cleaning, Deep Cleaning & Post-Construction Cleaning
- Supervise general cleaning, deep cleaning, and post-construction cleaning activities.
- Coordinate cleaning teams and external cleaning service providers.
- Inspect all project areas to ensure they are completely clean and presentable.
- Ensure removal of construction dust, debris, stains, stickers, protective materials, and remaining construction waste.
- Ensure floors, walls, ceilings, glass, doors, sanitary fixtures, external areas, and other project elements are properly cleaned.
- Conduct final cleanliness inspections before client inspection and handover.
- Ensure the project is delivered in a clean, organized, presentable, and handover-ready condition.
- Snagging, De-Snagging & Post-Construction Maintenance
- Participate in project snagging inspections.
- Identify maintenance-related defects, incomplete works, and outstanding items.
- Prepare and follow up on snag lists in coordination with the project team.
- Coordinate with technicians, subcontractors, and relevant teams to rectify identified defects.
- Conduct follow-up inspections to verify that snag items have been properly closed.
- Supervise post-construction / after-construction maintenance activities.
- Follow up on defects until satisfactory completion and final acceptance.
- Team & Contractor Management
- Supervise technicians, maintenance workers, cleaning teams, and support staff.
- Allocate daily tasks and monitor progress and performance.
- Ensure technicians have the required tools, materials, and equipment.
- Coordinate and monitor subcontractors and external service providers.
- Inspect and evaluate the quality of outsourced maintenance and cleaning works.
- Preventive & Corrective Maintenance
- Develop and implement preventive maintenance schedules where applicable.
- Monitor corrective maintenance and breakdown repairs.
- Maintain records of maintenance activities, inspections, defects, and repairs.
- Follow up on recurring technical problems and recommend appropriate solutions.
- Final Inspection & Project Handover
- Conduct comprehensive inspections before project handover.
- Verify that all maintenance-related defects and outstanding items have been rectified.
- Ensure electrical, plumbing, HVAC, elevators, pools, fountains, irrigation, and other relevant systems are operational.
- Verify that all internal and external project areas are properly cleaned and presentable.
- Coordinate with the Project Manager and project team during final inspections.
- Support the final handover process and address any maintenance-related comments raised by the client or consultant.
- Ensure the project is fully functional, defect-free from a maintenance perspective, clean, and ready for final client handover.
- Safety & Quality
- Ensure all maintenance activities are performed safely and according to company procedures.
- Ensure technicians and workers follow appropriate safety practices and use required PPE.
- Inspect completed works and ensure required quality standards are maintained.
- Report major technical issues, risks, defects, and recurring failures to management.
